What sets Johnson Ranch apart

Listing data shows Johnson Ranch is split into dozens of sub-neighborhoods, 27 of them with single-family homes at the time we looked. At the center is an 18-hole golf course, now operated as San Tan Highlands Golf Club, and the community also lists parks, walking trails and a recreation center with pools and fitness facilities. Most homes were built between roughly 1999 and 2016, though sources vary on the exact range.

That mix of ages shapes selling. Homes from the early 2000s are now at the age when roofs, cooling systems and water heaters start to come due. Newer sections may still look move-in ready. A buyer comparing the two will price them very differently, which we reflect in our offer process.

Sub-neighborhood pricing

Prices on current listings have ranged from the mid-$200,000s to nearly $900,000, according to a listing aggregator we consulted. The spread reflects lot size, view and age more than anything else.

Two school districts

The community straddles Florence Unified and J. O. Combs Unified. Which one serves your address matters to many buyers.

An age-qualified section

Solera at Johnson Ranch is an active-adult section, and age rules limit who may buy there. Tell us if your home is in it.

Association dues and what to expect at sale

Johnson Ranch has a master association and, in many cases, sub-associations. A listing we saw quoted $259 per quarter for the master association, while another section reported monthly fees from $62 to $279. These figures come from listing sites rather than the association, so treat them as a range and confirm yours directly.

Selling brings the usual resale package under A.R.S. 33-1806, explained on our HOA page. If you owe a balance, it is settled at closing, and the title company shows it on the statement beforehand.

Dues that differ by street

Fees depend on the sub-association and what amenities it maintains.

Golf and amenity access

Ask whether golf or club access transfers with the home, as the answer can differ by section.

Amenities buyers ask about

Beyond the course, listings for the community mention multiple pools with spas, tennis and pickleball courts, disc golf, catch-and-release ponds and playgrounds. A separate nine-hole pitch-and-putt course is described in some listings as a resident amenity, though sites disagree about its details, so confirm what your own dues cover.

Buyers weigh those extras against the monthly fee. A house near a pool or a green belt may command more attention. A house on a busier street, or one that needs a new roof, tends to draw questions about price.

Ponds and trails

Walking trails and ponds are part of the draw in several sections. They also mean landscaping rules your association enforces.

Neighboring communities and where to go next

Johnson Ranch sits in the southwestern part of San Tan Valley, near San Tan Mountain Regional Park. If you are comparing sale prices, the nearby Copper Basin community is a useful second reference. The northern side of the area is covered in our Pecan Creek guide, and the neighborhood overview puts all three side by side.
